How much will the down payment on a home be?

Depending on the buyer’s financial standing, new homes can be financed with as little as a 3-3.5% home down payment. Certain customers may even qualify to buy a home with no down payment, including active and retired members of the military. When you’re ready, your own lender or the preferred lenders1 in Beazer’s Mortgage Choices program will work with you to determine your home down payment. Your mortgage loan depends on many factors, including your credit score and the amount you contribute to your home down payment. Your monthly mortgage payment will include the principal and the interest amount necessary to repay your home loan over the term you selected, plus 1/12th of your annual homeowner’s insurance premium and 1/12th of your annual estimated property taxes. For certain loans, monthly mortgage insurance will also be included in your mortgage payment.

Vesting refers to the manner in which purchasers take title to the property when legal ownership or tenancy is acquired. In short, it is how title to real estate is held and is also known as taking title. Vesting options vary state to state - Your home title company or settlement attorney can provide more information on the different single and joint vesting options that are available for your new home.

The earnest money deposit is the amount the seller requires be paid when you sign the home purchase agreement. An additional deposit may be required after you select your flexible floorplan options for the home. Fortunately, the cost of an earnest money deposit is included in the purchase price of your new home and is credited towards your purchase at the time of closing. If you decide to cancel the home purchase agreement, you may forfeit your earnest money deposit.

Unfortunately, Beazer Homes will not build a house on a pre-owned lot. However, if you choose to build a new single-family home with Beazer, your purchase will include the land as well.

A contingency contract or clause defines a requirement that must be fulfilled in order for a real estate contract to become binding. If your home has the same floorplan as the model house plan, the home layouts may be similar, depending on the design selections you choose for your new home. You may notice that a model house plan lacks a driveway or garage, but both will be included with the home. You can access and view a community site map in three ways:

 1. Visit Beazer.com, search for your desired community, and click through to the ‘Request Information’ page. From there, you can ask for an interactive site map to be sent straight to your email.

 2. Visit Beazer.com and choose the community of your liking to chat live with a New Home Information Manager. They can provide you with the interactive site map you’re looking for.

  3. Visit a local sales center to view a site map in person. Beazer’s Interactive site maps are not available at all communities, but the New Home Counselor can always provide you with a physical copy.

Whether you are the owner of the lot and/or land depends on the property type. Yes, you will own the land for a single-family home purchase.  However, If you purchase a condominium, you will own your unit but land ownership of the property under and around the buildings is shared amongst all condo owners.

Basic homeowner’s insurance protects you and your lender from specific damages or loss to the home structure as described in the policy. The terms of the homeowner’s insurance coverage vary based on the policy you choose, but most lenders will require coverage up to the dollar amount of your loan, and many policies offer guaranteed replacement. Policies can also contain provisions for personal liability, medical expenses, and other losses as defined in the terms. If you need to utilize your insurance, coverages are generally capped at a certain dollar amount and, like your auto insurance, have deductibles that define the portion of any loss you would pay before your coverage kicks in. As a Beazer home buyer, you may also be covered by the Beazer home warranty.
