Vesting refers to the manner in which purchasers take title to the property when legal ownership or tenancy is acquired. In short, it is how title to real estate is held and is also known as taking title. Depending on the buyer’s financial standing, new homes can be financed with as little as a 3-3.5% home down payment. Certain customers may even qualify to buy a home with no down payment, including active and retired members of the military. When you’re ready, your own lender or the preferred lenders1 in Beazer’s Mortgage Choices program will work with you to determine your home down payment. Typical home closing costs include:
• Local and state taxes
• Recording fees
• Fees charged by your lender, settlement agent, or third-party providers, such as appraisers
Total home closing costs can range from approximately 2% to 6% of the cost of your home, some of which can be paid by the seller or the lender at the time of the home sale. Since costs vary by situation, our preferred lenders1 or your own home advisor can work with you to determine your closing costs.

Your mortgage loan depends on many factors, including your credit score and the amount you contribute to your home down payment. Loans are typically offered as either fixed rates (the rate stays the same for the life of the loan) or adjustable mortgage rates (the rate varies periodically over the life of the loan) with terms of 15, 20, 25 or 30 years. The 30-year fixed rate is the most widely selected option, but your lender or our preferred lenders1 can help you review your mortgage options and determine what is best for you.

Most lenders will allow you to apply for a mortgage loan online or by phone, and many offer face-to-face meetings as well. Beazer’s home warranty covers repairs to major appliances and system defects after the close of a new home. Beyond what’s included in your home warranty, you may have additional coverage through your homeowner’s insurance policy. Beazer Homes offers warranties in various coverage periods. Home title insurance protects your ownership interest in the property and enables the appropriate transfer of real estate. This includes protecting your right to occupy and use the property as it was conveyed and also ensures your ability to sell the property or pledge the project as security for a loan.

The earnest money deposit is the amount the seller requires be paid when you sign the home purchase agreement. An additional deposit may be required after you select your flexible floorplan options for the home. Fortunately, the cost of an earnest money deposit is included in the purchase price of your new home and is credited towards your purchase at the time of closing. If you decide to cancel the home purchase agreement, you may forfeit your earnest money deposit.

Your monthly mortgage payment will include the principal and the interest amount necessary to repay your home loan over the term you selected, plus 1/12th of your annual homeowner’s insurance premium and 1/12th of your annual estimated property taxes. For certain loans, monthly mortgage insurance will also be included in your mortgage payment.

Beazer’s community amenities depend on a variety of factors, including lot size, community size, etc. If you’re curious about features and amenities in your area of interest, use the Find Homes and Communities search tool to locate communities in your desired city and state, and view the list of community resources and local attractions. Or if you have more questions, visit a local sales center and speak with a New Home Counselor about all the community has to offer.

A contingency contract or clause defines a requirement that must be fulfilled in order for a real estate contract to become binding. Under certain circumstances Beazer will accept a contingency contract that is dependent on the sale and/or closing of another property and will benefit both the buyer and seller. Because Beazer personalizes many new construction homes, we cannot guarantee what house layout will go on a lot until it sells. As a home buyer, this gives you the option to choose the home design that best suits your needs, whether it is a one or two-story house plan. When you visit a local sales center, your New Home Counselor will show you the lots of land for sale and the plans offered on each home site so you can build your dream home in the perfect location.

Unfortunately, Beazer Homes will not build a house on a pre-owned lot. However, if you choose to build a new single-family home with Beazer, your purchase will include the land as well.

If a pool is important to you, share that with your New Home Counselor and they can help you select the home site to meet your needs. Certain lots can accommodate houses with pools. The size and shape of your home swimming pool will be determined by several factors, including available yard space, set-back requirements, topography, drainage, and local zoning requirements, among others. Talk to a New Home Counselor in your community of interest to get more information on the swimming pool dimensions available for your chosen home.

Beazer Homes determines the location of our communities based on the proximity to transportation, recreation, schools, and other community amenities. Rates of property taxes and property assessments are controlled by each county and vary significantly. Most county tax collector websites have a property tax calculator that can be used to find the estimated taxes on your home. If you’d rather work directly with a professional, your Beazer New Home Counselor or lender can also provide you with a property tax estimate based on your location and home purchase price.
